This is a 27-acre tract of prime commercial and mixed-use land in Sherwood Park, Alberta. Trillium is currently engaged as development consultant on this project and is directing the planning, zoning and eventual development of the property. As part of a larger and very complex mixed-use urban village project, this development will take years to complete. While this has started out as consulting project for Trillium, we anticipate that it will lead to an investment opportunity for the right partner, similar to our other development projects.

The project is adjacent to another similar planned community that includes low, medium and high density housing surrounding a community retail centre, with a main street design and a large format food store. The Salisbury Business Campus is adjacent to the retail and consists of 300,000 square feet of lowrise suburban office in six buildings, all surrounding the wetland and embedded in the natural topographical features of the site. In addition, we have a seven story, 100 unit hotel and 100 unit apartment condo proposed at the west edge of the site across form the retail and high rise condos of the neighbouring property.There are some servicing and road upgrade issues that have been delayed by the recession but once these are resolved, this project will be ready to start. Essentially the commitment of the neighbouring developer to move forward with the retail component of their property will make this site immediately developable.
